San Antonio Backyard Patio Resurfaced with Custom Overlay

When Bart Koontz of Koontz Corporation—a development, construction, and real estate business headquartered in San Antonio, TX—set out to remodel his own backyard, he reached out to SUNDEK of San Antonio.

Koontz, designer Caroline Spade, and architect Phil Solomon had a specific vision in mind for an elegant, ranch-style courtyard with a Spanish flare. The walls, outdoor fireplace, and low planter and fountain walls would be finished with smooth stucco in a neutral off-white color to match the home. To complement these features, Koontz wanted a smooth surface. “He wanted to make the courtyard feel like a living space,” says Craig Roohan, general manager of SUNDEK of San Antonio.

Roohan and his team knew that SUNDEK’s Tuscan overlay would be the perfect solution for the patio surface. The SUNDEK artisan applies Tuscan by hand with a trowel, giving them the ability to create a one-of-a-kind look based on customer preferences. In addition to customizing the texture, the client can also choose from a variety of colors to coordinate with the style of their space.

For this project, SUNDEK provided Koontz and the rest of the team with four samples to choose from. With Koontz, Spade, Solomon, and SUNDEK on the project, it was quite a design-minded group making decisions. After much thought and careful consideration, the group agreed on a final design—a smooth, tile-like finish. Koontz specified a 2- by 3-foot cut joint pattern, tilted at a 45-degree angle.

The design was decided upon, but before Tuscan could be applied, the existing substrate had to be completely floated with multiple base coats. After the substrate was adequately prepared and SUNDEK crews applied Tuscan, they began putting down chalk lines to create the design. In addition to needing to make sure the scorelines were straight and the joint patterns were the right size throughout, crews also needed to confirm that the borders of the patio were symmetrical. The amount of time and effort to lay out the design and score pattern was about three days.

After confirming the design was in place, crews hand-cut lines with a grinder. To keep every score razor sharp and straight, they used metal flat bars as a jig. The amount of detail and precision required in this 2,300 square-foot patio space was extensive.

Making the surface smooth was a variation on how Tuscan is typically applied. It usually has some texture, but that’s the great thing about the product—its ability to be customized to create just about any style. Likewise, SUNDEK crews are also adaptable to each project they work on, able to make the vision of each customer come to life.

For color, the group decided on a two-tone water-based stain. For the base, they used Bone White. Following the application of the base color, they applied two very light coats of Pewter Gray using an airless sprayer, adding just a highlight of gray for dimension. This neutral choice makes it a perfect fit for the sophisticated aesthetic of the other elements in the space. Additionally, a light shade helps keep the patio surface cooler on those hot San Antonio summer days.

To protect the surface from damage, SUNDEK applied an acrylic sealer, broadcasting 80-grit aluminum oxide on top of the first coat to add an element of slip resistance.

Though this project required meticulous attention to detail, SUNDEK of San Antonio crews completed this 2,300 square foot patio area in less than two weeks, leaving the homeowner with a stunning space to enjoy with family and friends. As Koontz puts it, “Everyone loves it. Who wouldn’t?”
