City officials in Seguin, Texas, a community just east of San Antonio, found themselves in a messy situation with a resurfacing project at one of their fire stations. The city had hired a decorative concrete contractor to resurface the firehouse floor, but the contractor skipped critical preparation steps, was inefficient with time, and ultimately left the space in disarray.

They needed someone to resolve the issues left by the other contractor, provide the coating they wanted, and get it done efficiently to make up for lost time. While researching qualified contractors with municipal experience, city officials came across SUNDEK of San Antonio’s website and reached out for a bid.

For the 4,000-square-foot firehouse, the city was interested in installing an epoxy flake flooring system that would be both visually appealing and durable. The fire station floor sees constant use under demanding conditions: firefighters preparing and servicing equipment, moving heavy machinery, and quickly entering and exiting vehicles at all hours of the day. Ease of maintenance was also a top priority, as was the inclusion of the city’s fire department logo as a custom design element within the floor.
In addition to installing a new surface, SUNDEK of San Antonio would first need to address the damage left behind by the previous contractor. While attempting to remove the original coating, the contractor had used a sandblasting machine that compromised the surface. “It was unsightly by the time we saw it,” says Craig Roohan, General Manager of SUNDEK of San Antonio. The surface was uneven and damaged to the point where it required rehabilitation, not just a new coating.
Before SUNDEK of San Antonio began their work on the city’s firehouse floor, the floor was in a bad state. A previous contractor had improperly sandblasted the surface, leaving it uneven and in disarray.SUNDEK of San Antonio submitted a bid that accounted for both the repair of the damaged substrate and the installation of a new high-performance coating system. Their proposal included rehabilitating the existing concrete to restore a proper profile, followed by the application of SunEpoxy 100—an industrial-grade epoxy system designed for demanding environments like fire stations.
SunEpoxy 100 is a low-viscosity, 100% solids resin system known for its outstanding performance and versatility. The system offers an impressive balance of physical strength, abrasion resistance, and chemical resistance, making it an excellent choice for a wide range of commercial and industrial flooring applications. Frequently specified for manufacturing facilities, warehouses, loading docks, correctional facilities, and other high-traffic environments, SunEpoxy 100 is also suitable for vehicular traffic.
After a three-month bidding process that included multiple meetings and careful review by city officials, SUNDEK of San Antonio was officially awarded the project.
To begin the work, SUNDEK of San Antonio crews brought in a large propane grinder to properly profile the concrete and expose the aggregates beneath the damaged surface left by sandblasting. Once the surface was prepared, the team floated multiple base coats to correct imperfections and create a smooth, uniform profile suitable for the epoxy system.
With the surface properly prepped, crews installed SunEpoxy 100 and broadcast a SunChip blend in Nightfall, one of SUNDEK’s 14 standard multi-colored vinyl acrylic chip blends. The chips not only enhanced the visual appeal of the floor but also added durability to the system.
SUNDEK of San Antonio coated the floor using SunEpoxy 100, SunChip in Nightfall, and a custom logo application process. Because of the fast-paced nature of the firehouse, they also broadcast 80-grit aluminum oxide on the surface to make it slip resistant.The next phase of the project involved installing the city’s fire department logo. “We’ve done custom logo installations before,” says Craig, “but every job requires us to determine the best installation method based on the materials and conditions.” After consulting with city officials, SUNDEK set out to make sure the logo appeared as though it had been stamped directly into the floor. The artwork was sent to a sign-making company, which fabricated a custom 5-by-5-foot adhesive vinyl logo.
Because the coating system SUNDEK used is a two-part polyaspartic product that can generate heat during curing, SUNDEK took extra precautions to ensure the logo would not be damaged during installation. “We worked with the vendor to get a sample piece to test the application at our warehouse,” Craig explains. After confirming compatibility, crews successfully installed the logo on-site. The final touch was applying a protective sealer and broadcasting 80-grit aluminum oxide to create a slip-resistant surface suitable for the fast-paced firehouse environment.
SUNDEK provided the city with a projected timeline of seven to ten days and completed the project in eight. “We had to be extremely strategic with labor, material staging, and scheduling,” says Craig. “From surface profiling through the final topcoat, it was a bit of a logistical three-level chess game.” Careful coordination allowed the team to maximize productivity each day without sacrificing quality.
In the end, Seguin city officials were thrilled with the finished floor. After their previous experience, they especially appreciated SUNDEK of San Antonio’s professionalism, communication, and attention to detail throughout the project.
